Do I retain ownership of the land during the development?
Yes. Ownership structure depends on the engagement model. In most joint venture structures, you contribute land while PERSERVX manages the delivery. Equity and profit splits are transparently agreed upfront and reflected in the legal documents.
What kind of sites does PERSERVX accept?
We specialise in:

Can I stay passive during the project?

How are profits shared?
Profit share is agreed upfront based on each party’s contribution (land, capital, delivery, etc.).We use a clean JV or project agreement with detailed waterfall provisions—there are no hidden fees or backend surprises.
What if I already have a DA or design approved?
Great. We can work with existing approvals and enhance or optimise the current design for greater efficiency and yield. If needed, we’ll revise the DA through our planning consultants.
Can PERSERVX help me sell my land instead of developing it?
No. We’re not land brokers. Our model is based on co-development and value creation through delivery. If you're looking to unlock true value, building with us will often outperform selling outright.
How long does the development process take?
Timelines vary by project type and council, but most developments (from planning to completion) take 12 to 24 months. You’ll receive a detailed timeline in the feasibility report before we proceed.
How do I submit my land for review?
Use the “Submit Your Land” form on our website. We’ll review the site, conduct a desktop feasibility, and schedule a call to discuss structure options if the opportunity fits our current development strategy.
Who can invest with PERSERVX?
Only wholesale or sophisticated investors under Sections 708(8) or 761G of the Corporations Act 2001. We do not accept retail investors under any circumstances.
Do you offer pooled investment funds or trusts?
No. All participation is project-specific and structured through direct engagement. Investors allocate capital to individual developments with full transparency over location, feasibility, delivery, and exit.
What project types do you offer capital partners?
We focus on high-yield residential, dual-income housing, NDIS-compliant properties, and commercial or mixed-use developments. Each is selected based on economic fundamentals and execution certainty.
What kind of returns can I expect?

How do I know my capital is protected?
Your funds are applied directly to specific projects. We operate under formal JV agreements with professional reporting, risk controls, and clear legal protections. No speculative capital deployment. No pooled risk.
Are returns paid during the project or at the end?
Typically, capital and profit are distributed on completion or refinance, unless the project has an interim yield strategy (e.g., rental income from dual-income or NDIS stock). All timing is detailed in the project brief.
Can I visit the project sites or meet the delivery team?
Absolutely. We encourage serious capital partners to inspect project locations, meet our team, and see how we manage builder engagement, timelines, and consultant coordination.
How often do I receive reporting or updates?
We provide monthly construction and financial updates, milestone progress tracking, and formal investor reports at key stages. You’ll always know where the project stands.
Do you charge fees upfront?
No. We only participate on performance. We earn when the project earns. Our model is based on aligned delivery, not placement commissions or asset management charges.
How do I express interest in a project?
Request access via the website. You’ll be asked to verify your investor status. Once approved, you’ll receive project briefs, feasibility reports, and a call with our team before any formal capital commitment is made.
